Whether you are an apartment building operator or a property owner we offer tailored solutions to ensure your property is well maintained and profitable.

What is your fee? Do you take a percentage of my rent?

Depends! If you are an apartment building operator, we pay 100% of the rent on multi-term leases.  For Property Owners we offer the ability to co-host your property for typically 10-25% management fees, or we pay you 100% of the rents and handle everythying for you.

How will you guarantee the rent?

It's simple - we operate a business that generates revenue, and your rent is our cost of doing business with you. We sign multi-year leases and guarantee the rent. Our relationship with you is important to us. We intend on being the last tenant you'll ever have.

How long are your guests staying?

Depends! If you are an apartment building operator, we pay 100% of the rent on multi-term leases.  For Property Owners we offer the ability to co-host your property for typically 10-25% management fees, or we pay you 100% of the rents and handle everythying for you.

How do you know who comes in and out of the building?

Security is of utmost importance to us. With your permission, we can install a Wi-Fi enabled security camera on the exterior of the building to ensure the guest is not accompanied by any unauthorized individuals.

How do you handle noise issues?

The quiet enjoyment of our neighbors is one of our top priorities.  With your permission, we install noise monitor devices so any unusual noise is addressed immediately with prompt outreach to the tenant or if need be the authorities if not quickly abated.

How do you screen guests and what is your criteria?

Built-in screening tools provided by many of our platforms, which include background checks and ID verification. We ask guests to share the purpose of their stay, and we take their response into careful consideration. Only legal and compliant tenants are welcomed.

How do you prevent parties, and what happens if one occurs?

We take strong, proactive measures to ensure that parties or unauthorized events do not take place in our units. Maintaining each property in excellent condition is a top priority, as any damage results in downtime, revenue loss, and potential harm to our reputation.

To help prevent disturbances, with your permission we can install noise monitoring devices that alert our team if volume levels exceed a set threshold. If an alert is triggered, we respond immediately and, if necessary, remove the guests from the property. While such incidents are extremely rare, any resulting maintenance or repairs are promptly and fully handled by our team.
